A coast where searching rises with the sun and falls with the winter

On the Costa de la Luz, searching for a home has seasons. In July and August, whoever types the name of a village usually wants a place to stay, a campsite or a kitesurfing school; in autumn and winter, when the noise drops, those who are really thinking of buying or selling write in. A campaign that spends the same in August as in November throws money away in exactly the tourist months.

We split the budget according to how people buy in each stretch: the Bay of Cádiz, more about living here all year; the south, with Conil, Barbate and Tarifa, more about second homes and buyers from abroad; and the Huelva coast, with many buyers from Seville and Portuguese ones at the border. The owner who wants to know what their home is worth comes in through another campaign, the one we describe in winning property owners. This is how it looks, municipality by municipality:

Cádiz Cádiz A flat or a courtyard house in the old town, renovation and homes to invest in. We pay for searches by district and rule out those for Carnival accommodation and for rooms to rent. San Fernando Cádiz A quiet, local search, with no tourism to muddy it. A small, steady campaign for flats and houses with a terrace, plus the valuation for the owner who is changing homes. Chiclana de la Frontera Cádiz Here you compete with a great deal of stock and a great deal of summer letting. Estate words, such as Sancti Petri or La Barrosa, next to villa or townhouse, and out goes the apartment by the week. El Puerto de Santa María Cádiz One campaign per area: Valdelagrana for the beach apartment, Vistahermosa for the villa and the centre for the flat. Searches for wine cellars and restaurants, which do not buy homes, are cut. Sanlúcar de Barrameda Cádiz The buyer who looks at Bajo de Guía or the upper district, often from outside the province. Ads with the name of the district and the valuation for whoever inherits a house and does not know what to do. Puerto Real Cádiz Few searches and little noise, so a small campaign pays off. Houses and townhouses for people who work around the bay, with the budget watched every week. Rota Cádiz Many families from the base look to rent, not to buy. We rule out “rent” and “alquiler” and pay for the English search of whoever wants to buy and stay. Conil de la Frontera Cádiz “House” is fought over with hotels, summer apartments and surf lessons. We pay for the village plus white house, townhouse or villa, in Spanish and English, and switch off in summer whatever only brings the curious. Barbate Cádiz Zahara de los Atunes and Caños de Meca, two campaigns of their own, because they do not attract the same client. Out goes everything to do with tuna, the harbour and hotels. Chipiona Cádiz The family from Seville who wants an apartment near the beach. A long-season campaign, with ads that rise in spring and a list of exclusions for lets by the week. Tarifa Cádiz Searches in English and German with words for wind and sea. We rule out kite schools, campsites and hostels, and pay for the house or the land for whoever wants to stay. Huelva Huelva A city to live in, with a steady search all year. Flats, houses and investment by neighbourhood, without spending on passing accommodation or on students looking for a room. Lepe Huelva La Antilla and Islantilla, in one campaign for apartments by the sea; the village house, in another. We watch that clicks on “August rental” do not take the budget. Almonte Huelva Matalascañas and El Rocío rise sharply on particular dates. We pay for the second-home buyer and watch that the campaign does not spend on whoever is only looking for somewhere to stay. Moguer Huelva A municipality to live in, small and steady. A campaign for village houses and townhouses with a contained budget, plus the valuation for the lifelong owner. Aljaraque Huelva Detached and semi-detached houses with a garden near the capital. Ads by area and by type of home, designed for whoever works in Huelva and compares distances. Ayamonte Huelva Ads in Spanish, English and Portuguese. Whoever looks at both sides of the Guadiana types differently, and each language goes to a listing of its own. Isla Cristina Huelva The village house and the beach apartment, split into two campaigns. We rule out anything about food, hostels or fishing, and look at which area gives calls. Cartaya Huelva El Rompido is advertised under its own name, in Spanish and English. It is a small place with a lot of holiday supply: the list of exclusions decides whether the campaign works. Punta Umbría Huelva Apartments and townhouses for summering and for living. We pay for the buying search by area and, in summer, switch off the one that only asks about accommodation.
